Texas native Eric Moreland grew up on Lake Austin, where he spent much of his childhood not only working on the lake, but also cultivating the long-standing relationships that make him one of the city's Elite 25 real estate agents. Widely respected for his professionalism, Moreland prides himself on his integrity, discretion, business acumen and in-depth knowledge of the Austin real estate market.
As of 2011 to date, Eric Moreland combined with the agents of Moreland Properties hold the highest market share of Lake Austin properties bought and sold. Eric also specializes in executive residences in West Austin, Westlake and downtown, where he leads the Moreland Properties team responsible for selling The Austonian luxury condos.
Moreland's experience and connections make him privy to information about properties before they reach the market. He's able to offer clients access to a number of exclusive private listings. Moreland's relationships with engineers, architects, specialized attorneys and builders allow him to better estimate a property's value based on the entitlements that accompany it. Eric understands particular zoning overlays including the City of Austin Lake Austin Residence District (LA Zoning District).
Unlike most realtors, Moreland attends many Austin City Council meetings involving zoning amendments and ordinances that impact the landowners whom he represents. For Moreland, part of his job is to introduce his clients – half of whom are new to the city – to the local business community. He appreciates the fact that his clients choose to move to or stay in Austin because of the exceptional quality of life. As a result, he adheres to a business philosophy that encourages buyers to take the time necessary to find the property that is right for them.
Moreland, who graduated from Austin's Westlake High School, has demonstrated a strong work ethic since the age of 16, when he took a job at Boat Town. It's not only his love of the lake that began at a young age, but also his interest in real estate, a business he was born into. In 1978, Moreland's mother, Emily, began her career as a real estate agent. Throughout high school and college, Moreland worked for her, helping ready the houses – mowing the lawns, pulling up carpet – she listed. In 1986, Emily founded the company that would become Moreland Properties, now the largest luxury real estate firm in Austin.
In 1989, Moreland exhibited an early propensity toward entrepreneurialism when he opened a lakeside convenience store, The Only Store (now The Lake Austin Marina) with Stephen "Duffy" Oyster. Oyster is now the owner of Oyster's Landing Marina, an Austin landmark and the home to the Moreland Properties' Lake Austin office.
After receiving a Bachelor of Arts at The University of Texas at Austin, Moreland earned a Master of Science in Agriculture and Applied Economics at Texas Tech. After graduate school, he went to work for Archer Daniels Midland Company (ADM), a Fortune 50 company in the Midwest and Mexico. Two-and-a-half years later, Moreland returned to Austin to pursue his passion for real estate. Getting a job at the family business required proving to Emily his unwavering interest in and commitment to the profession. Five years later he'd become one of Austin's Elite 25, ranking among the top one percent of luxury real estate agents in the Austin area. He's been an Elite 25 member ever since.
Moreland admits to working too much. But nothing makes him happier than a view of the water and spending time with his wife and their two girls.
